It's still being built, which means the map that matters isn't where the city is today, it's where the city is going. I've been in Dubai since 2003 and working in this market since 2005. I've advised investors through several cycles, and I've watched the same psychology repeat in every single one: an area gets dismissed as "too far," and a few years later it's one of the most sought-after addresses in the city. I walk through the Dubai 2040 Urban Master Plan and the Twenty Minute City concept, the government's own blueprint for how Dubai is decentralising into multiple thriving urban centres rather than one central business district.
